Alberta’s Deductible Chargeback Rules
Alberta’s condominium regulations, updated in 2020, allow a condo corporation in many cases to recover its insurance deductible from the owner of the unit where the damage originated, up to $50,000 for a residential unit. With water damage deductibles on many Calgary buildings in the tens of thousands of dollars, one failed washing machine hose can be very expensive.
That’s why your condo owner’s policy should include deductible coverage (sometimes called loss assessment) with a limit that matches your building’s water deductible. Get a copy of the corporation’s insurance certificate and ask your broker.

- Warn neighbours below.
- Document with photos, video, times and names.
- Notify your insurer and the board/manager in writing.
