What a Good Calgary Restoration Company Does

Answers 24/7 and gives an honest arrival time

During storm surges, waits happen. A good company tells you the truth and walks you through what to do in the meantime.

    Follows the IICRC S500 standard

Technicians should have water damage (WRT) and structural drying (ASD) training.

    Measures drying

Moisture meters, thermal imaging, daily readings and a dry standard, not “looks dry to me.”

    Documents for your insurer

Photos, moisture maps, drying logs and itemized estimates. See our insurance guide.

Carries proper insurance and WCB coverage

Ask for proof of liability insurance and a WCB Alberta clearance letter.

    Handles your situation

Ask about experience with hail leaks, sewer backups, condos, basement suites or commercial properties.

    Storm-Chaser Red Flags

    • Door-knockers after a storm offering to “handle everything” with your insurer
    • Pressure to sign an authorization or assignment on the spot
    • Large cash deposits demanded upfront for emergency work
    • No local address, phone number or references
    • No written scope or estimate
    • Tearing everything out without moisture readings
    • No proof of insurance or WCB coverage

    Comparing Estimates

    Check Why
Same scope Compare like with like
Mitigation vs reconstruction separate Insurers often approve them separately
Equipment count and drying days Too little equipment means slow drying and mould risk
Antimicrobial included Key for mould prevention
Contents handling Protecting or packing out belongings

See typical prices in our Calgary cost guide.

    Why Local Matters

A team that knows Calgary understands hail season, Chinook freeze-thaw cycles, Poly-B in ’80s communities, river flood zones, and the city’s mix of inner-city infills, suburban two-storeys and downtown condos. They’re also still here after the storm chasers leave. Learn more about our water damage restoration services in Calgary.

  • Mould After Water Damage in Calgary: Yes, It Happens in a Dry Climate

Calgary is one of the driest and sunniest major cities in Canada, so it’s easy to assume mould isn’t a concern here. But mould doesn’t care about the weather outside. It cares about moisture inside. Wet drywall, soaked carpet underlay or damp attic insulation can start growing mould within 24โ€“48 hours, even in Calgary. Here’s what to watch for.

Where Mould Shows Up in Calgary Homes

    • Basements after sewer backups, groundwater seepage or a burst pipe that wasn’t fully dried
    • Attics after ice dams, hail leaks or frost melt during Chinooks
    • Behind and under kitchen cabinets after slow dishwasher or sink leaks
    • Bathrooms without proper exhaust fans
    • Window frames and exterior-wall closets, where winter condensation forms during deep cold
    • Basement suites where moisture from cooking and showers has nowhere to go

The Mould Timeline After Water Damage

    Time What happens
0โ€“24 hours Water wicks into drywall, wood and underlay
24โ€“48 hours Mould spores germinate on wet organic materials
3โ€“10 days Hidden growth in wall cavities; musty odour
2+ weeks Visible staining and material breakdown

Stop mould before it starts. Call for professional drying.

    Does Calgary’s Dry Air Help?

Some. Low outdoor humidity can help commercial dehumidifiers work efficiently in winter. But a heated, closed house with wet materials needs active drying: air movers to pull moisture out of materials and dehumidifiers to capture it. Opening windows at -25ยฐC risks freezing pipes, and doesn’t dry wall cavities anyway.

    Warning Signs

    • Musty or earthy smell
    • Dark spots on drywall, baseboards, window frames or ceilings
    • Bubbling paint or soft drywall
    • Stains on ceilings under the attic or a bathroom
    • Allergy-like symptoms at home

    Professional Mould Prevention During Restoration

    1. Fast extraction
    2. Moisture mapping with meters and thermal cameras
    3. Removal of materials that can’t be dried in time
    4. Antimicrobial treatment
    5. Structural drying with daily readings (typical costs)
    6. Verification before rebuilding

    If You Already Have Mould

Small surface spots on hard surfaces can often be cleaned by homeowners with soap and water, gloves and a mask. Larger areas, mould inside walls, or growth after a sewer backup should be handled professionally with containment and HEPA filtration. Always fix the moisture source first.

    Keep Your Calgary Home Mould-Free

    • Keep winter indoor humidity moderate (often 30โ€“40% during deep cold) to limit condensation.
    • Run bathroom fans during and after showers, vented outdoors.
    • Air-seal and ventilate the attic to stop frost and ice dams. See Chinook ice dams.
    • Check under sinks and around toilets monthly.
    • Get professional drying after any significant leak.

Insurance usually covers mould resulting from a sudden, covered, promptly reported leak, not long-term moisture. See our insurance guide. Need help? Call for water damage restoration in Calgary.

  • Basement Suite Water Damage in Calgary: A Guide for Landlords & Tenants

Secondary suites have become far more common in Calgary in recent years, especially since the City’s 2024 rezoning changes made it easier to add them in many neighbourhoods. More basement suites means more tenants living at the lowest, most flood-prone level of the house. When water hits a suite, landlords and tenants both need to act quickly. General information only. Alberta’s Residential Tenancies Act, your lease and your insurance policies govern specific situations.

Water in a basement suite? Fast response 24/7.

    ๐Ÿ“ž Call (825) 917-9860

    Why Suites Are High-Risk

    • They’re below grade, where sewer backups, groundwater and overland water arrive first.
    • They sit under the main floor’s kitchen, laundry and bathrooms.
    • They have their own plumbing: a second kitchen, bathroom and often laundry.
    • Communication between two households can slow the response.

    Tenants: First Steps

    1. Stop the water if you can (fixture valve or main shut-off).
    2. Notify the landlord immediately, by phone and then in writing with photos.
    3. Move your belongings to a dry area.
    4. Call your tenant insurer about damaged belongings or a place to stay.
    5. Keep receipts.

    Landlords: First Steps

    1. Start emergency extraction and drying right away.
    2. Document the cause and damage.
    3. Notify your insurer. You need a policy that properly covers a rented suite.
    4. Follow Alberta’s notice rules for entry for non-emergency work.
    5. Agree on a plan with your tenant if the suite isn’t livable.

    Who Typically Pays

    Item Usually covered by
Building: drywall, flooring, cabinets, fixtures Owner’s insurance (if the cause is covered)
    Tenant belongings Tenant’s insurance
    Tenant’s temporary housing Tenant’s insurance
Lost rent Owner’s policy, if it includes rental income coverage

Tenants should always carry tenant insurance; the landlord’s policy usually won’t cover their things.

Building or Renovating a Suite? Plan for Water

    • Backwater valve on the main sanitary line
    • Sump pump with battery backup if your home has one
    • Moisture-tolerant flooring like luxury vinyl plank or tile
    • Moisture-resistant board at the bottom of walls
    • Leak sensors under both kitchens, laundry and water heaters
    • Accessible shut-off valves that both households know about
    • Adequate sewer backup coverage, because suites raise the potential loss

    How We Help Calgary Landlords

We respond 24/7 to occupied suites, keep tenants informed, document the loss for both the owner’s and tenant’s insurers, and rebuild so the suite can be rented again quickly. Learn more about water damage restoration in Calgary, check typical costs, or read about sewer backups and mould.

  • Water Damage Insurance Claims in Calgary: Hail, Pipes, Sewer & Flood Explained

Calgary homeowners file a lot of property claims: hail, burst pipes, sewer backups and the occasional river flood. Each type of water damage is treated differently by insurers. This guide explains how Calgary water damage claims typically work and how to avoid the most common mistakes. General information only, not insurance advice. Your policy and broker have the final say.

    Which Coverage Applies?

    What happened Typical coverage
Burst pipe, failed hot water tank, appliance hose Standard policy (sudden and accidental)
Hail damages roof or windows, then water gets in Standard policy (wind/hail peril), possibly with a hail deductible
Ice dam backs water into ceilings Often covered; varies by insurer
Sewage comes up the floor drain Sewer backup add-on only
River or surface water enters the home Overland flood add-on only
Groundwater seeps through the foundation Often excluded; some water add-ons include it
Long-term slow leak, wear and tear Generally excluded

    ๐Ÿ“ž Call (825) 917-9860

    The Calgary Claim Playbook

    1. Stop the water and prevent more damage. Start mitigation immediately; you don’t usually need to wait for the adjuster.
    2. Document first: photos and video of water levels, the source, damaged contents and, for hail, the roof, siding and windows from the ground.
    3. Keep evidence: the failed pipe or hose, hailstones in the freezer for scale (seriously, it helps).
    4. Report quickly. After big hail or flood events, call volume is huge; early claims get adjusters sooner.
    5. Inventory contents with age and value.
    6. Keep receipts for emergency work, tarps, hotels and meals.
    7. Compare scopes: the adjuster’s estimate vs your restorer’s estimate, line by line.

    Documentation That Gets Claims Approved

    • Moisture maps showing the full extent of water (including inside walls)
    • Daily drying logs proving drying was done properly
    • Photos before, during and after removal
    • Cause and water category notes
    • Itemized estimates with mitigation and reconstruction separate

A professional water damage restoration company in Calgary provides all of this. You can usually choose your own contractor. See how to choose one.

Hail + Water Claims: A Calgary Special Case

If hail damaged your roof and water is now leaking in, report both the hail damage and the interior water damage together. Waiting months to report interior leaks can lead insurers to argue they’re maintenance-related. See hail damage leaks.

    Poly-B and Older Plumbing

Some insurers restrict coverage on homes with Poly-B or aging plumbing. Know what your policy says before a leak happens. See frozen pipes and Poly-B.

    Disputes

Ask for the decision and the specific policy wording in writing, use the insurer’s internal complaint process, and if needed contact the General Insurance OmbudService.

  • Condo Water Damage in Calgary: Deductibles, Chargebacks & What to Do

From high-rises in the Beltline, East Village, Downtown West End and Mission to townhouse complexes in Royal Oak, McKenzie Towne and Tuscany, Calgary has a huge condo market. In a condo, water doesn’t respect unit boundaries. A leak in one suite can damage several, and the financial fallout can land on the owner where it started. General information only, not legal advice. Your corporation’s bylaws, its insurance and Alberta condominium legislation govern your situation.

    Alberta’s Deductible Chargeback Rules

Alberta’s condominium regulations, updated in 2020, allow a condo corporation in many cases to recover its insurance deductible from the owner of the unit where the damage originated, up to $50,000 for a residential unit. With water damage deductibles on many Calgary buildings in the tens of thousands of dollars, one failed washing machine hose can be very expensive.

That’s why your condo owner’s policy should include deductible coverage (sometimes called loss assessment) with a limit that matches your building’s water deductible. Get a copy of the corporation’s insurance certificate and ask your broker.

Owner Checklist: What Your Policy Should Include

    • Deductible / loss assessment coverage matched to the building’s water deductible
    • Improvements and betterments beyond the standard unit
    • Contents
    • Additional living expenses if you have to move out
    • Personal liability for damage to other units
    • Sewer backup if you’re on a lower floor or own a townhouse with a basement

    When Water Appears

    1. Call building management, security or the after-hours line immediately.
    2. Shut your in-suite valve if the leak is in your unit.
    3. Warn neighbours below.
    4. Document with photos, video, times and names.
    5. Notify your insurer and the board/manager in writing.
    6. Get drying started fast. Delays make the loss, and the deductible fight, bigger.

    Common Calgary Condo Leak Sources

    • Washing machine and dishwasher hoses
    • Toilet supply lines and overflows
    • Shower and tub leaks from failed caulking or grout
    • In-suite hot water tanks
    • Fan coil and heat pump condensate overflows
    • Frozen sprinkler lines or pipes near balcony doors after a Chinook cold snap
    • Window and balcony door leaks during hail and wind-driven rain
    • Poly-B plumbing in older buildings

    Condo Restoration Done Right

We coordinate access with property managers and boards, protect hallways and elevators, follow building rules and document each unit separately, which is critical when the corporation and several owners each have a stake. Concrete buildings dry slowly, so we monitor daily. Learn more about water damage restoration in Calgary.

    Prevention Tips

    • Replace appliance hoses with braided stainless every 5 years.
    • Install leak sensors with auto shut-off.
    • Replace hot water tanks before end of life.
    • Re-caulk tubs and showers when caulk cracks.
    • Shut the in-suite valve when you travel.

A sewer backup is one of the worst kinds of water damage a Calgary homeowner can deal with. During intense summer thunderstorms, or when a private sewer line is blocked by roots, grease or “flushable” wipes, sewage can come up through basement floor drains, toilets and showers. That’s Category 3 black water, and it needs professional cleanup.

Is It Your Line or the City’s?

    • Only your home affected; slow drains and gurgling beforehand: likely a blockage in your private service line. Call a licensed plumber or drain company to clear and camera-inspect it.
    • Several homes affected during heavy rain: possibly a system issue. Report it to the City of Calgary through 311.

    Immediate Steps

    1. Stop using water: no flushing, showers, laundry or dishwasher.
    2. Keep everyone out of the contaminated area.
    3. Shut off power to the basement from a dry location if water is near electrical.
    4. Turn off the furnace if it or the return air is in the affected area.
    5. Photograph everything and call your insurer.
    6. Call a professional for sewage cleanup and water damage restoration in Calgary.

    Professional Sewer Backup Cleanup

    Step What happens
Containment Plastic barriers and HEPA air scrubbers keep contamination out of the rest of the home
Extraction Sewage and solids are removed and disposed of properly
Removal Contaminated drywall (flood cut), insulation, carpet, underlay and porous items
Disinfection Concrete, framing and hard surfaces cleaned and treated
Drying Structural drying verified with moisture meters
Rebuild Insulation, drywall, flooring and finishes replaced

Typical cost in a developed basement: $12,000โ€“$35,000+ with rebuild. See the cost guide.

    Insurance

Sewer backup is usually not part of a basic Alberta home policy. It’s an optional add-on with its own limit and sometimes its own deductible. If your basement is developed or has a suite, make sure your limit is high enough. See our Calgary insurance guide.

    Preventing Sewer Backups

    • Backwater valve: a licensed plumber can install one on your main line (a permit is typically required). It’s the most effective protection. Maintain it annually.
    • Camera-inspect your line if you have mature trees, an older home or recurring slow drains.
    • Never pour fats, oils or grease down drains.
    • Flush only toilet paper.
    • Make sure sump pumps and downspouts aren’t connected to the sanitary sewer.
    • Store valuables in plastic bins, off the basement floor.

    Basement Suites Need Extra Protection

A sewer backup in a basement suite affects tenants’ homes and health. Landlords should prioritize a backwater valve and adequate sewer backup coverage. See basement suite water damage.

  • Frozen & Burst Pipes in Calgary: Chinook Swings, Poly-B and Prevention

Calgary’s winters are unpredictable: a balmy Chinook one day, -30ยฐC with wind chill the next. Those sudden plunges catch pipes off guard, especially in bonus rooms over garages, exterior-wall kitchens and older homes with little insulation. And Calgary has another plumbing problem: many homes built from the late 1970s to the mid-1990s still have Poly-B plumbing. Here’s how to protect your home and what to do when a pipe bursts.

    ๐Ÿ“ž Call (825) 917-9860

If a Pipe Has Burst: Act Fast

    1. Shut off the main water valve. In most Calgary homes it’s in the basement where the water line enters, near the meter.
    2. Turn off the hot water tank.
    3. Cut power to wet areas from a dry spot.
    4. Open low taps to drain remaining water.
    5. Keep the furnace running so other pipes don’t freeze.
    6. Relieve a bulging ceiling carefully with a small hole over a bucket.
    7. Photograph the damage and keep the failed pipe section.
    8. Call a plumber and a water damage restoration company in Calgary.

    Why Pipes Burst in Calgary

    Sudden temperature drops

When a Chinook breaks and Arctic air rushes in, temperatures can drop very quickly. Pipes in marginal spots, fine at -10ยฐC, can freeze at -30ยฐC with wind.

    Bonus rooms over garages

Very common in Calgary suburbs like Panorama Hills, Evanston, Cranston, Auburn Bay, Mahogany and Sage Hill. Plumbing in the floor above a cold garage is a classic freeze point.

    Older homes

Inner-city homes in areas like Bridgeland, Capitol Hill, Killarney and Bowness may have pipes in poorly insulated exterior walls or crawlspaces.

    Poly-B plumbing

Grey polybutylene pipe (often stamped “PB2110”) was widely used in Calgary homes built from the late 1970s to mid-1990s, in communities like Edgemont, Hawkwood, Ranchlands, Sundance, Shawnessy and Woodbine. It and its fittings can fail without warning. Many insurers ask about it and may restrict coverage.

    Outdoor taps

Hoses left connected trap water in the tap, even “frost-free” ones.

    Winter Prevention Checklist

    • Disconnect hoses and shut off outdoor taps before the first freeze.
    • Insulate pipes in garages, crawlspaces and rim joists; add heat cable where needed.
    • Keep the thermostat at 18ยฐC or higher, especially when a cold snap follows a Chinook.
    • Open sink cabinets on exterior walls during deep cold.
    • Let a thin stream run from vulnerable taps overnight.
    • Keep the garage door closed.
    • Install leak sensors and a smart thermostat with low-temp alerts.
    • If you have Poly-B, get a quote to replace it, and check what your insurer requires.

    Away for the Holidays?

Many policies require someone to check your home regularly in heating season or the water to be shut off and lines drained. Check your policy before you leave. See our insurance guide.

    Restoration After a Burst Pipe

We extract the water, map moisture with thermal imaging, open or vent wall cavities, dry with commercial dehumidifiers and air movers, apply antimicrobial and rebuild. A one-level burst typically runs $4,000โ€“$9,000; see the Calgary cost guide.

  • Chinook Ice Dams in Calgary: Why Your Ceiling Leaks in Winter

Calgarians love a Chinook: a warm, dry wind off the Rockies that can push temperatures up 20 degrees or more in a matter of hours in the middle of winter. Your roof is less of a fan. Rapid melt followed by a sudden refreeze is the perfect recipe for ice dams, and ice dams are one of the most common causes of winter ceiling leaks in Calgary.

Water dripping from your ceiling in winter? Call 24/7.

Emergency water extraction, drying & repairs in every Calgary quadrant. Free phone assessment.

    ๐Ÿ“ž Call (825) 917-9860

    How Chinooks Create Ice Dams

    1. Snow builds up on the roof during a cold spell.
    2. A Chinook arrives: the snow melts quickly, and heat leaking from the attic adds more melt.
    3. Meltwater runs down to the cold eaves and overhangs.
    4. Temperatures drop again, often overnight, and that water freezes into a ridge of ice at the eaves.
    5. Repeat. The ice dam grows with each cycle, and water pools behind it, backing up under the shingles and into the attic, walls and ceilings.

Calgary’s frequent freeze-thaw swings mean ice dams can build up and leak several times in one winter.

    Warning Signs

    • Thick ice ridges and large icicles along the eaves
    • Water stains on ceilings near exterior walls
    • Wet or frosty attic insulation
    • Peeling paint or bubbling drywall on upper floors
    • Water dripping from light fixtures or around windows

Attic Frost: The Other Chinook Leak

During deep cold, warm moist air leaking into the attic freezes on the underside of the roof deck and nails as frost. When a Chinook warms things up, all that frost melts at once and drips onto insulation and ceilings. It’s often mistaken for a roof leak. The fix is air-sealing and ventilation, not shingles.

What to Do When It’s Leaking

    1. Put buckets and towels under drips; move furniture and electronics.
    2. If a ceiling is bulging, carefully puncture the lowest point to drain it into a bucket.
    3. Turn off power to light fixtures with water in them.
    4. Don’t climb an icy roof or chip ice with tools; you’ll damage shingles.
    5. A roofing pro can steam ice dams off safely.
    6. Call a water damage restoration company in Calgary to dry the attic, ceilings and walls before mould starts.

Restoration After an Ice Dam Leak

We locate wet areas with thermal imaging and moisture meters, remove saturated insulation where needed, dry ceilings and wall cavities, apply antimicrobial to prevent mould, and repair drywall and paint once materials are verified dry. Typical costs for ceiling and wall damage run $3,000โ€“$12,000; see the cost guide.

    Insurance

Many Alberta policies cover sudden water damage from ice dams, though some exclude or limit it, and damage from long-term neglect may be denied. Report promptly and document everything. See our insurance guide.

    Preventing Ice Dams in Calgary

    • Air-seal the attic floor around pot lights, attic hatches, plumbing stacks and bath fans.
    • Top up insulation to keep heat in the living space.
    • Ventilate with soffit and ridge/roof vents to keep the roof deck cold.
    • Vent bath and kitchen fans outdoors, never into the attic.
    • Rake snow off the lower roof from the ground after big storms, especially before a forecast Chinook.
    • Consider heat cable at eaves on problem areas.
    • Keep gutters clear before winter.

How Hail Leads to Water Damage

    • Bruised or cracked shingles lose granules and seal, then leak in the next rainstorm or during snowmelt.
    • Punctured roof vents and flashing open direct paths into the attic.
    • Broken skylights and windows let rain pour straight in.
    • Damaged vinyl siding exposes sheathing to wind-driven rain.
    • Clogged gutters packed with hail and debris overflow against the foundation.
    • Tarped roofs waiting for repair can leak if tarps shift in wind.

Signs of Hidden Hail Water Damage

    • Ceiling stains, especially near exterior walls or below skylights
    • Damp or compressed attic insulation
    • Peeling paint or bubbling drywall upstairs
    • Musty smell in upper bedrooms or closets
    • Water around window frames after rain
    • Stains spreading slowly over weeks

What to Do After a Hailstorm

    1. Stay safe: watch for broken glass and don’t go on the roof.
    2. Photograph damage from the ground: roof, siding, windows, vehicles, plus dented hail if possible for size reference.
    3. Cover openings: tarp broken windows and skylights to stop rain getting in.
    4. Check the attic and ceilings for water.
    5. Call your insurer early. After major storms, adjusters are swamped.
    6. If water is already inside, call a water damage restoration company in Calgary right away to dry ceilings, walls and insulation before mould starts.

Roofing vs Restoration: Two Different Jobs

A roofer fixes the source; a restoration company deals with the water that already got in: wet insulation, ceilings, walls and flooring. Both are often needed, and both should be documented for your claim. We coordinate with roofers so interior repairs happen once the roof is sealed.

    Insurance and Hail

Hail damage to roofs, siding and windows is typically covered under standard Alberta home policies, as is resulting interior water damage if it’s reported promptly. Delays can complicate claims, because insurers may argue later leaks are maintenance-related. Some policies have special hail deductibles or roof age limits. See our Calgary insurance guide.

Protect Your Home from the Next Storm

    • Consider impact-resistant (Class 4) shingles when you re-roof; some insurers offer discounts.
    • Use impact-rated siding and skylights where possible.
    • Clean gutters regularly through hail season (roughly June to August).
    • Have the roof inspected after any significant hail event, even if you don’t see damage.
    • Park vehicles under cover when storms are forecast.
