  • Calgary River Flooding: Flood Zones, Insurance and Recovery Since 2013

In June 2013, the Bow and Elbow rivers flooded Calgary, forcing tens of thousands of people from their homes and causing billions of dollars in damage across southern Alberta. Communities like Sunnyside, Hillhurst, Bowness, Mission, Erlton, Elbow Park, Roxboro, Rideau Park, Discovery Ridge, Inglewood and downtown were hit hard. Major mitigation work has been done since, but river and overland flooding remain a real risk for river-adjacent neighbourhoods. Here’s what Calgary homeowners should know.

    Understanding Calgary’s Flood Zones

The City of Calgary and the Province of Alberta publish flood maps that show areas at risk from river flooding. You’ll commonly see two terms:

    • Floodway: the river channel and adjacent areas where water flows deepest and fastest during a major flood. Development is heavily restricted.
    • Flood fringe: areas next to the floodway that may flood, usually with shallower, slower water. Building rules require flood-proofing for new construction.

Even outside mapped zones, homes can flood from overland water (heavy rain pooling and flowing into basements), high groundwater during flood events, and sewer backups when the system is overwhelmed. Check the City’s flood maps for your address, and know your risk.

    Insurance: The Big Gap

River and overland flood damage is not covered by a basic home policy. Since the 2013 flood, overland flood coverage has become widely available in Alberta as an add-on, but premiums and availability vary, and some high-risk properties face high costs or limits. Sewer backup is a separate add-on. Ask your broker exactly what you have. See our Calgary insurance guide.

If Flood Water Enters Your Home

    1. Follow evacuation orders from the City and emergency services. Don’t return until it’s declared safe.
    2. Don’t enter a flooded basement until power has been shut off by a qualified person or the utility.
    3. Assume flood water is contaminated (Category 3): it carries sewage, chemicals and debris.
    4. Document everything once it’s safe: photos, video, water lines on walls.
    5. Contact your insurer and, if applicable, check whether provincial disaster recovery assistance has been announced for uninsurable losses.
    6. Get professional cleanup started fast. After a regional flood, restoration crews are stretched thin.

    What Flood Restoration Involves

    • Pumping out standing water and silt
    • Removing all porous materials that touched flood water: drywall (often well above the water line), insulation, carpet, underlay and particleboard
    • Cleaning and disinfecting concrete, framing and hard surfaces
    • Structural drying, verified with meters
    • Rebuilding, ideally with flood-resilient materials

Full-basement flood restoration in Calgary commonly runs $30,000โ€“$100,000+ with rebuild. See the cost guide.

    Flood-Resilient Basement Ideas

    • Backwater valve on the sanitary line
    • Sump pump with battery backup
    • Moving the furnace, water heater and electrical panel up where practical
    • Closed-cell insulation and moisture-resistant board low on walls
    • Tile or vinyl plank instead of carpet
    • Keeping valuables and documents upstairs

    Prepare Before Flood Season

Calgary’s highest river flood risk is typically late May through early July, when mountain snowmelt combines with heavy rain. Before then, review your insurance, test your sump pump, clear storm drains near your home, and have a grab-and-go plan if you live near the Bow or Elbow.

  • Water Damage Restoration Cost in Calgary (2026 Price Guide)

Whether it’s a hail-cracked skylight leaking into a Saddle Ridge bedroom, a Chinook-thaw burst pipe in a Varsity bungalow, or a dishwasher flood in a Beltline condo, Calgary homeowners all ask the same question first: how much will water damage restoration cost? Here’s a realistic 2026 breakdown for Calgary, and what drives the price up or down.

Calgary Water Damage Restoration Prices at a Glance

Most residential water damage jobs in Calgary cost between $2,500 and $25,000. A typical developed-basement loss lands around $8,000 to $18,000. River or overland flooding and sewer backups with full rebuilds can go far higher.

    Scenario Typical range (CAD)
Small supply-line or toilet leak, caught early $1,200 โ€“ $3,000
Hot water tank failure in the basement $2,000 โ€“ $6,000
Hail or roof leak into ceilings and walls $3,000 โ€“ $12,000
    Burst pipe, one level $4,000 โ€“ $9,000
Developed basement or suite flood $8,000 โ€“ $20,000
    Sewer backup (Category 3) $12,000 โ€“ $35,000+
Overland or river flood, full basement rebuild $30,000 โ€“ $100,000+

Rule of thumb: $4โ€“$7 per sq. ft. for mitigation (extraction, drying, antimicrobial) and $8โ€“$15 per sq. ft. with reconstruction. These are planning ranges, not quotes; your price comes from an on-site assessment.

What Pushes Calgary Restoration Costs Up

    Speed of response

Every hour, water climbs higher into drywall and deeper into subfloors. Calgary’s dry air helps a little, but wet materials in a closed basement still need professional drying, and mould can start within 24โ€“48 hours.

    Storm-driven demand

After a big hailstorm or a Chinook-to-deep-freeze swing, thousands of Calgary homes are hit at once. Booking quickly gets you in the queue sooner.

    Water category

Clean water is cheapest; sewage and river water are Category 3, requiring removal of porous materials and disinfection. See sewer backup cleanup and river flooding.

    Developed basements and suites

With secondary suites becoming more common across Calgary, more basements have full kitchens, bathrooms and finishes, which means more to remove and rebuild. See basement suite water damage.

    Ceiling and roof damage

Hail and ice dam leaks travel through attic insulation, ceilings and walls, affecting more area than you see. See hail damage leaks and Chinook ice dams.

    Mould

Water left too long often adds remediation costs. See mould after water damage.

    Will Insurance Cover It?

Sudden, accidental water damage like a burst pipe or failed tank is typically covered in Alberta. Hail damage to the roof is usually covered too. Sewer backup and overland flood generally require add-on coverage. See our Calgary insurance guide.

    Six Ways to Spend Less

    1. Shut off the main water valve immediately.
    2. Call for extraction right away, day or night.
    3. Photograph everything before cleanup.
    4. Ask for mitigation and reconstruction estimates separately.
    5. Rebuild smarter: moisture-resistant materials low on basement walls.
    6. Prevent the next one: backwater valve, roof inspection after hail, pipe insulation.
